Hey everyone!

When acquiring a large portfolio of rental properties, what strategies have you found effective for managing or dividing the properties? In our recent acquisition of a 34 SFR rental portfolio, we are exploring different approaches to handle this efficiently. I'm curious to hear about your experiences or any insights you might have on this topic.

Thanks for your input

Quote from @January Johnson:
What NOT to do:  Use a Realtor who has no STRs of their own and doesn't know about STR financing, STR managing, or where STRs are allowed.

Sounds basic, but if I had a nickel for every Realtor who says, "Call me for all of your real estate needs",  I'd be retired.  No one Realtor can be everything to every buyer.  Don't mess around with those who try, either.

This is GREAT! Def taking it to heart because I work with agents on all my fix and flips as well as LTR

Thank you

Quote from @Nicole Balsamo:

I'd say know your market and your competitors really well. There has been a lot of chatter recently about "AirBnBust" — while some markets are definitely oversaturated, it's typically oversaturated with generic and poorly managed STRs. Really unique, well-designed, and thoughtfully hosted STRs will almost always continue to perform well. My fav free resource for this is data.rabbu.

Also...welcome!

I love this! Thank you so much! Very helpful. I also heard about AirBnBust as well since it was super easy for everyone to do which raise the stake for everyone. I wanted to know how the seasoned investors are exceeding expectation for guests.
Truly appreciate you

You’ll need cash. Work on making cash. You can use that to buy houses.

That is not an issue at all. I raise capital as well as I utilize one of my business to generate capital. However, I just wanted to learned what not to do from seasoned investors mistakes and experiences.

Quote from @Eliott Elias:

I hope you plan on budgeting enough time for this, STR's are in no way shape or form passive. Even with a property manager. Be weary in this economic climate getting into STR.

Capital is not an issue! I am seeking to learn as I implement.

Get a good lender who understands STR. Specifically ask about the different programs and if putting 10% down could be an option for you!

I love this. Def will contact some of my fellow lenders

Thank you

 Thanks,

Cash is not an issue. I am seasoned in my market entering the STR field, and I would love to consume what not to do as I implement.
