Hello Everyone!

I need advice on finding Hard Lenders that loan to a first time rehabber. What paths do I take when lenders require me to have at least 1 flip or Brrr under my belt before they lend to me?


I heard about bringing an experienced investor on board. If that's the only case - how so I split profits?

hypothetically speaking, this will be for a property that's already under contract. 

I've been made aware of how likely a contractor will take advantage of me if I make it obvious this my first time. I will make sure I have plan in place prior to contractors arrival.

Hello Everyone!
I'm very close to actively looking for a distressed property to purchase, but before I start calling general contractors I want to know how to handle acquiring a scope of work from them? 

I plan to get a scope of work breakdown from 3 general contractors before moving forward. Am I expected to pay for them? If so how much? Or its the norm to for them submit the scope of work with the optimism of getting the contract for the rehab?
