Hi Las Vegas and Bigger Pockets,
My name is Rapheal Hicks and I am now committed to investing in real estate. I haven't yet figured out how, but I will reach my goals. I want to introduce myself, provide my short and long term goals, and connect with those who can relate to my starting point.
For starters, I am a small time, country boy from Barnesville, GA. If you haven't heard of it...dont feel bad. Most people from Georgia have also never heard of Barnesville. I won't share too much of my personal story.The first book I read that changed my perspective was, "Rich DAD POOR DAD",mostly because up until that point I had never considered the concepts presented in the book. Basically, the typical," you don't know what you don't know", situation. Ironically, it opened my mind to the stock market. Since that time, I have realized the odds of my winning in the stock market are slim. I've made around a 12-15% annualized in the past 8 years, but have also realized the many disadvantages of the stock market. I personally feel the graduates of ivy leagues have a major leg up in that world and I have better odds in real estate. Mostly because their buddies, family member or associates control the market. Personally, I also have nearly zero control of my stock market investments.
Real estate on the other hand, APPEARS to be open to the non super wealthy among us, willing to put in the time and effort to learn the nuances. I've read about 5-7books in the past two months, when I go the real estate bug, which have changed my investment perspective. I am now focused on real estate. Based on what I've read thus far, I want to find deals for experienced investors in Las Vegas. This is based on the "Little to No Money Down" book by Brandon Turner and the " Long Distance Real estate" book by David Greene, coupled with the already realized appreciation in the Las Vegas market. I want to know what experienced investors look for in my market. I also have an origInal "How to turn $1000 to $5 million book", along with a few books in the Rich Dad series.
I am now at a point where I'm willing to introduce myself. I will be the first to admit that, although I have read about the best practices of real estate investments,I know NOTHING. I am engineer by trade, so feel an obligation to understand as much as I can upfront.
My short term goals involve my finding deals for experienced real estate investors, hopefully in exchange for your criteria and experience in this market. My long term goals are to participate in multiple Multifamily investment. Maybe i will reach my long term goal, maybe I won't. Out of state investments seem like the way to go, in the current market.....Thats still TBD. In any event, I'm putting the goal into the universe and chasing the dream.
