ah smart so if i get a multifamily house for ~500k the 3.5% down would be 17500 which will be good because i could use the tenants to offset the mortgage and also live there very cheap then i could recycle the cash flow into a future loan for another house

I'm 19 years old and I want to get into making a steady income purely off multi-family rental properties. My only problem is my lack of available capital, what is the easiest way to initial get enough capital without having any assets and after the first house is bought how would i go about further expanding.

Hello, im current a looking into real estate investing as a career, is this feasible and if so what books/guides would you be recommended for me to read to get accustomed to this asset class, and learn it completely from scratch.
