OK so this looks like Named Perils only. Thanks but I am looking for what I currently have, All perils (i.e. covered if not explicitly mentioned as excluded).

Sorry not familiar with Basic and Special Form. Ideally I would like an all perils policy (no limits on water damage etc.). Is either of these that?

Thanks Tim, is a commercial policy that covers all perils or is it a named peril only?

Also replacement value?

I have searched the forums for recommendations on a commercial policy for covering multiple SFR rentals (I have 8). Apart from SWBC and American Modern, I notice NREI listed but this one is mainly recommended for rehabbers. Is this company not a viable option for long-term rentals? Also will the commercial policy from all these companies have similar coverage?

Of course the 5-8k doesn't include the tile and other flooring I will have to replace :-( Insurance won't cover it....I checked.

Thanks everyone for your input. I said "depending on the problem" because the first plumbing co. said $5-8K repairs (and he will dig up multiple holes in multiple rooms going under the slab and replace the drain to the sewer like 20ft of it) which I am not convinced since all baths work fine. I was wondering if they are creating work for themselves. Just had a second plumber come out and he indicated putting an additional clean out will fix the issue. If that doesn't work then I have a problem. Still unable to tell what the problem is a broken pipe or a corroded pipe since it is an old house. Even paid to have a camera in there but line is too dark with water.

I have a plumbing issue that has made the washer connection and kitchen inoperable due to clogged line. It may take 7-10 days to fix depending on the problem (plus factoring in Christmas holiday). Tenant wants me to pay for family to stay in a hotel until repairs are complete because they can't do laundry or cook at home. I guess he'll ask for money for meals next. What are my obligations in this situation. Any advice would be appreciated. Thanks.

Hi Joe, That is one I specifically asked for -- the American Modern but the agent told me that they would not cover props with aluminum wiring. I asked if they would cover it if there was a regular breaker box/panel and not a fuse box (which all mine have breaker boxes) and she said no. Can you give me a few carrier names which will cover aluminum wiring?

Dave, didn't quite understand this "I see no mention of its use prior and have never found any in older work." You mean aluminum was used only between 1965 and 1973? Even so, I have a few props in that time period.
