I would suggest use an agent or a broker just to prepare a contract and the disclosures and pay a fee. Don't think that agent will steal the listing. That would be the best bet. I list auction properties in our MLS for very low $$ because all I need to list and change the status. There are agent/brokers who are reliable.

@Ritesh Balmiki Panda I'm a real estate broker in Rocklin CA north of Sacramento. I have face time and showed properties to out of state or 2-3 hours away mostly from Bay Area buyers and it does work. There are lot of areas even in CA you can think of. California is so big I am sure you can invest in state. Let me know if I can be any help.

Hi Patty, many reasons people sell to downgrade or upgrade, or moving out of state, or different cities. Lot of people buying in Rocklin due to one of the highest rated schools in Placer county, and very very low crime. Let me know if I can be any help.

Hi Mary, I'm from California so the requirements maybe different here than your state for Broker. In CA you can be a broker either you have a bachelor degree in real estate or a full time sales person for 2 years. Again I'm not sure about your state requirements. I would recommend go for PrepAgent, you can google and YouTube, they are good for all the states in USA. You can take online classes thru them.

Once you pass your real estate state test then you should interview few brokers. I always like small independent brokers who does everything.

I would rehab and rent to for positive cash flow but again where you are buying....as it all depends on the location. rent still is HOT now a days.

Hi Allan, I will go for Sacramento unless you live in Stockton or someone you know who lives there. The cost of the roof, water heater AC, all of these depends on how old the properties are, also it varies from property to property, and homeowner to homeowner how good they took care of the properties.
