Almost all of our properties that we are evaluating seem to be good investments. We have only had one investment that was not a good investment in our local market. We are wondering if we are evaluating them correctly? If it would help we could also upload some of our evaluations on our local properties we have been looking at. Thanks for your help in advance all advice is welcomed and appreciated.

My wife and I are reading books and thinking about different strategies for buying our first rental property. One of our strategies is to take out a home equity loan on our current house, that is paid off and use that to finance the rental property. That would be our down payment, or is that a bad idea? We have also thought about renting out house out and buying a duplex and living in the one side rent out the other side. Any thoughts are welcomed and very appreciated. We aren't going to be doing anything until January or February is our action taken time line. We are very new at this.

We have just started last night listing to the webinars. I have been watching the YouTube videos too. Just signed up for the pro membership, and we have ordered all the books. I am currently teaching myself accounting. We have been using the rent profit to find good deals in our area.

My wife and I are looking to meet other couple's, or person that has jumped off the ledge. They have committed to there future self's. We are new to the REI, we are committed to learning all we can about REI and doing all the work to get to where we want to be. Our end game is financial freedom, we are also teaching our kids the same thing we are. So they can have the same benefits of financial freedom. We look forward to meeting and hearing from all that reply to this. Thanks in advance for all the people that will come into our life's on this awesome journey.
