Hey David, yes I've used him before and another investor friend of mine is a frequent user of him as well.  I needed him to come out to a rental to replace a back door that was broken due to a break in at my property. (I still think it was my tenants.....) He came out the next day, had the old one out, new one in quickly.  Id use him again in the future!  reasonable prices too.

hey BP, I'm about to sell my rental in Tacoma, WA and currently have a tenant on a month to month lease.  Everything I can find just says to give them the same notice they can give me to vacate.  Anyone have advice on that, either to sell with tenants or to vacate the house and then try and sell? Thanks

You've come to the right spot to start @Trevor Collins!  Great community here and lots of people with a ton of experience to share.  The calculators are an invaluable asset to not get into bad deals.(may want to consider a pro membership for unlimited access to the calcs)  Play around with the site, forums, blogs, and podcasts are a great source of info.  I'm new in real estate as well with only 1 deal so far but if I can help let me know.  I'm from Puyallup as well so not too far from you! I don't have any experience in flipping but there are ways to go about it other than your own money.  Id look into getting a hard money lender or private money.  They both use other peoples money (mostly) but come at very different prices and terms!  The forums and podcasts are a great source of information to build up some awareness on those strategies.  Good Luck!

Ya I totally get it.  Starting out I feel I need to keep the cash as close as I can until I expand a little bit more!  I got my first property under my belt and cash flowing well.  so i'm trying to find the next deal and start really building my portfolio.

Hi there!  I have a house that is older, and not updated too much.  It also doesn't even have a dishwasher..... I have also thought about redoing the kitchen cabinets, trying to fit in a dishwasher, etc.  The things I've told myself is that, I am not living there so my creature comforts that I enjoy don't matter.  I will not be a slum lord, but for my rental I am not going to update it as if I want to sell it.  If there isn't anything broken and what is in the house works just fine, i'd personally let it be.  You may redo the kitchen but in 10 years when you sell you may have to do it again... If you make an improvement that costs $15k, how many months of rent would it take at the higher price just to make your money back? Just my two cents!  Good luck!

Hello @Quinterrius Eatmon,  Ive done a little bit of the driving for dollars, but haven't moved forward to any deals yet so take all this with a grain of salt! What I did was drive around an area with some duplexes that I liked the looks of.  Big things to look for as mentioned in a lot of the podcasts are properties in distress, long grass, vacant stickers on the door, etc.  I simply write down the address in my handy dandy notebook.  Then go to you local county assessors website for you,

http://www.mobilecopropertytax.com/bill_search.sht...

then type in the address.  Under the basic info you should be able to find the owner of the property, the assessed values, taxes, parcel info, and some more fun stuff.  The owner info should also have the owner address.  I haven't done mailers yet but if the owner address is different than the property...you then have the correct contact address hopefully!  Good luck and hope that helps!

Hey there Mike,

I have a Single family house in south Tacoma off of S 56th Street near south Tacoma way.  It is a rambler 3 bed 1 bath at 1k sqft.  I have had it rented for the past 13 months at 1150/mo.  I am getting ready to sign another tenant this week, but I should have raised the rent as the call volume was intense!  You can find properties in the area for the mid $100s these days.  should be just about the 1% rule for rental income!   Good luck and happy hunting!
