I'm researching properties in West Palm beach for BRRR opportunities. Ideally, turning a property into a short term vacation rental. The market seems to be exploding right now with home prices increasing dramatically, and inventory seems pretty low. I'd love to hear from real estate investors familiar with the area. Is now a good time to get into West Palm Beach to take advantage of a long term growth? Or is this just a market knee jerk and houses are currently over priced? I haven't seen too many lists that suggest West Palm is a great investment opportunity, but the city has a lot to offer and they are promoting to the vacationers. Any insight would be helpful. Thank you!

Thank you @Jaeseok An!  I'm currently investigating multi-family opportunities for house hacking, but I plan to look into short term rental opportunities down the road.  I was wondering what sources were available to evaluate long term rental properties such as multi-family.  Thanks again for the response.

I'm new to real estate investing, and find myself in the research phase of evaluating markets for house hacking opportunities.  My question; what metrics and what tools/websites do people use to evaluate different markets?  Cap rates, Cash on Cash Return, Net Operating Income and more.  There are so many, but I also struggle to find this type of data.  I've found AirDNA for short term rental information, but what about long term rental information?  Thanks in advance for your help.

Thank you, @Kyle Kershner for the clarification on the VT Land Gains Tax. After originally hearing about the restrictions, I was reconsidering my strategy to invest in Vermont. While I'm still in my research phase of REI, I appreciate your insight and will continue to research VT and the Killington area. BTW, what are your thoughts on Okemo vs Stowe vs Killington for STR opportunities. I'm exploring each area. Thank you.

@Cliff H. Thank you so much for the insight on the VT and NH area. I didn't realize there were so many NY/NJ investors looking at the VT area. I'm sure that's driving up the prices. Is NH not as impacted by the the NY/NJ buyers? Also, I used to think of Killington as a 3 season location, but it sounds like NH Lake region may be more of a 3 season location. Are the STR's primarily homes or condo's in the lake region?

@Richard Dale-Mesaros Thank you for the advice on NH.  We had originally thought Killington would be the best option for year round occupancy rate, but I will need to consider the lake region of NH also.  We are definitely in the research phase of our venture, but I may reach out to you at some point as we have questions.  Thank you for the advice.

Thank you, William Joseph.  I was not aware of the Land Gains Tax in Vermont.  Sounds like you need to hold on to a property for a minimum of 6 years to avoid this tax.

New member here and interested in short term rental opportunities in the northern New England market.  I'm currently living in Atlanta, but would like to move back to New England to begin this new venture.  I'm looking for advice and insight on getting started in VT, NH, or ME?  Is Killington the most profitable?  How about Lake Winnipesaukee or the coast of ME?  If anyone has experience in these areas, I'd love to hear your thoughts.  Thank you.
