@Grant Schroeder I don’t have a close date yet.  I submitted an offer that is valid until Monday, and the owners had a clause in the contract that closing had to be done by March 31st. That being said, this deal may not even go through…I put in a pretty aggressive bid but the market is red hot. Yes, I would love to have your input and advice!

I was pre-approved through a lender for a 10% down 2nd home mortgage about a month ago.  Yesterday when I put an offer on a cabin, I was told the interest rates changed from 3.5% to 4.125%, and closing costs went from 2% of purchase price to 5%.  That is a significant jump!  Is anyone else experiencing this?

Also, if anyone has a recommendation for a lender in the Smokey Mountains of Tennessee I’m all ears!

Hi everyone! I'm a novice investor looking for some advice on STR's in Nashville Indiana. I'm originally from southern Indiana- so I'm familiar with the area- but I'm having trouble locating the STR rules/restrictions online. I've read a few articles, but nothing definitive about what to expect. Does anyone have any insight, or can point me in the right direction?

I would also love to be put into contact with a local realtor that has experience with STR's.
