I am waiting to see if my tenants approach me about it.  No use stirring up notions of non-payment when you don't have to.  

I did have one of my tenants just contact me, and this we my response to them. 

Hi Xxxxx -

Thanks for reaching out. Yes, things are tough right now, for all of us. We are in this together, as the income I receive from you and my other tenants provides my livelihood. I will work with you, and hopefully you will work with me.

I can waive late fees for April and I will accept partial payment for April. Your balance of April rent can be paid out to me later. We will figure that out.

However, unfortunately I am not able to forgive rent. I have loans, taxes and insurance on all my properties and none of those are being forgiven nor can they be paid late or even paid partial.

How much can you afford to pay toward your April rent?

We will reassess as we know more about economic stimulus, how long restrictions will be in place, how long you will be out of work, etc... Hopefully things will get better soon.
