@Sean Massimo actually met someone who knew the broker directly and gave them my info. Released from the contract immediately broker was excellent to work with.. realtor not so much.

SF market in a few of the markets I am considering are in ideal locations for school districts or sought-after neighborhoods. However, I guess I am just unsure what my next steps would be once I close as now it's just a liability with no income.

I should have said, I did get my deposit back thankfully but I've read the contract over and over and the word termination or anything eluding to an early end date isnt written in it. Am I just missing something? 

We are now at the point where he states I need new pre-approvals due to a slight variation in my variable commission. Which my lender knows about. What a mess this is!

Hello BP!

I am a first-time home buyer looking to start my Real Estate investment journey. My question is this, other than a house hack, what is a good way to get started? I have $$ for a downpayment and closing and am pre-approved for bank financing. I ask this because the market I am looking in hasn't had any multi-family properties list or sell within months (within my budget). Looking to purchase sooner than later due to the extremely long commute to work. 

What are some ideas that you've used?

Hello BP!

I need some help!

First-time home buyer relocating with current employer. After cycling through a few agents (they just weren't responsive) I landed what I thought was a great agent. Showed me a few properties and I decided to make an offer on one. Rookie mistake I didn't take the time to fully understand everything I was signing. We are now under contract with the broker until October. Our offer was not accepted and we moved on. This happened several times with my agent consistently suggesting I go over asking around 8-12% to "compete in this market". He also had no issue with my need for seller's assist, around $4k-$6k. He also strongly encouraged me to "put down as much cash as possible for the deposit" which ended up being $4k. Fast forward I find a FSBO and negotiate without the agent. The agent then got involved and we entered into an AOS. We agreed to split the commission and I moved forward with appraisal and inspection. The appraisal came back short but I had an appraisal contingency. I decided to terminate after failed negotiations. This is when it started to get ugly. My agent started using scare tactics to get me to close and bring more money to the table. He told me my deposit could be lost or could be held up for months, told me I wouldn't be able to get the seller's assist anymore because the market is too crazy. Yet before it was no issue? Now it seems the agent has no interest in helping me. My question is how can I get out of this contract? What options do I have?

Hey all,

New to posting on BP but I’ve read a ton. I recently came into 18 acres of land (potential to be up to 100 acres more, waiting on surveyors, layers, etc.)

A little about the property: small single family home (occupied by former land owner and family friend) probably tear down after he leaves. 90% wooded and has some large stone throughout. Has septic and well both in decent condition.

Small township in Northeast Pa with a population around 3,000. Not sure where to begin. Looking for any tips, ideas, suggestions out there?
