Hey Clayton,

I have a mentor here in Madison that thinks the same thing, but in my opinion I don't see how it's worth it unless you have a bunch of properties. I currently am owner occupying my first duplex. So let's say I charge an extra 30/month for the pet. 30x12 = $360. The dog destroys a wall or carpet and I could easily foresee that 360 going into the red. Sure I can pull more out of the security deposit, but all the time spent fixing whatever issues arise just don't seem worth it, but maybe I'm wrong. Am I doing the math wrong somewhere?

I'm currently in the process of releasing my duplex and I've never been a big fan of having animal in my unit. I recently had an application that looks good on paper, but he has a dog. I am considering allowing this guy with the dog under the condition that the dog is actually well behaved.

I was wondering if this is ok to do / legal? Can I make offering the unit to this person contingent on if the dog checks out or is that a no no?
