I'm new at this but in my area those hard rules don't apply. I live in the las vegas area and I've seen a lot of homes being flipped. I don't have the cash or any investors to flip as fast as these homes are moving right now.  Those hard numbers are hard to find but i believe I'm seeing value in buying these fast flips as buy and hold properties.  I've found a few flips that will held a 1% return on the purchase price. .....does that sound good? Any and all replies would be helpful.

I think las vegas would be the better of the two due to fees. Just from the things I've read.

I have not invested in crowdfunding companies, I was just curious how successful it would be and the rate of return on ones investment.

Great story. I looking at doing the same thing. Very inspiring.

I've read some of Robert's books and I can honestly say they have helped. There not so much of a how to, but it gives you concepts and makes you think. I felt Conspiracy of the Rich was a very good book.
