I was wondering if its possible to take a heloc on a sub to property?

I am trying to get first property since july not having much luck no track record trying seller financing  no luck I don't have 20% for a bank loan I am talkin to banks to get the 20%  business loan so I can put in hard money loan/ private. my plan is to do a back yard lease option but I live in a small city nobody like the idea of seller finance so how do I get going? I am optimistic and wish to replace my income as a janitor 

Trying to find seller financing in eastern oregon. Nobody knows what it is they think its a scam. I look at it as a number game.only one conversation away for my first yes. Also looking to get a appartment building under contract for seller financing.  Any helpful hint or a better approach? Need my first deal

How often is a realtor a investor that use seller finance? Is it profitable?

Is it a good idea to work as a realtor and real estates investor? I have a passion for real estate
