Hello, my name is Randy and I hope that everyone is doing well with Covid-19. I am brand new to the real estate game and looking to dive in. I am young (18) and hoping that I will be able to use it to my advantage. I have been reading around this site as well as several blogs written by one of the other contributors here. I've read Rich Dad Poor Dad and a mentor/investor suggested Nothing Down for the 2000's.

I'm in a really weird scenario. Being this young I work full time and have a very small but "abled-to-be-saved" income. I don't have a ton of money. I do have decent credit. However, to my advantage, I have no credit card debt, student loans, or car loans.

I'm trying to learn as much as possible but I also want to get going as soon as possible, I have a gut feeling that college isn't the way for me so I'm scrambling to work! I think analysis paralysis is what I want to avoid because I know myself.

I'm open to any suggestions, tips, or recommendations.

That's where I've been looking up to this point. I have a few selected to potentially invest in, but I'm worried about pulling the trigger prematurely and then underestimating my repair costs and completely bottoming out. I'll continue looking!

I prefer cash flow heavy singles and 1-4 units in C neighborhoods. If I was in my 40's or 50's I'm sure my strategy would be much different. Yeah, that has been my consensus. I've been looking for multifamilies near me by myself for a while now, maybe its time to turn to a realtor that can show me better properties!

I have an interest in buying my first property in Cincinnati and I am wondering what to look for in my first property to buy and hold. I have a few houses picked-out, but I'm sure that they aren't the best deals ever. Should I try to find a duplex under 150k and go through the bank or should I go through a private lender? 

Additionally, how do you find the right neighborhood? Go buy the worst house in the best neighborhood?

I'm currently a senior in high school and have wanted to be a real estate investor since I got my first encounter with the industry during my freshman year of high school.
