@Scott Wolf I do have a plan. They have been following my flips. They put up down payments in return they get 8-9% in 6-8 months.

I’ve done multiple flips so I have built a experience and proof that I can make profits..

@Wayne Brooks well I have a person that brings me potential investors that are willing to invest in a simple promissory note with 8-9% within 6-8month.

I pay them back once the house sells.

I show them projected numbers and potential profits to be made on flips in my area. I don’t understand why they would be a fool to invest?

Game plan is I find the deals they put up down payments and I pay them when the house sell.

My average flip turn around is 4-6months

@Carlos Marroquin hey Carlos. Sorry for the late reply. Man I felt like there is a ton of great advice

On this thread that I never knew was possible.

But at the end of the day I felt like I didn’t

Plan well enough to keep it as a rental. So I went with my original Exit strategy of flipping the house and finding more deals.

I did create another llc with my wife and will

Use that llc to purchase my rentals.

So yesterday was a great day!! We had a lunch meeting with potential cash investors. They said yes and want to give us 200k for 6-8 month loan 9% interest for our next flip.

My first thought was I could use 200k for a down payment on 2-4 SFH at one time and combine it

using hard money. Is this a good idea ?

Or use the 200k and buy 1 property cash and flip?

What would you do with 200k cash?

@Jack Seiden Hey Jack. Thanks for the reply. Really you think only 100k? Man I thought for sure he would have made a lot more. Crazy with over a 650k spread. Smh. Ya I might just stick to the lower end properties in MD. I feel like if I had that much money to put down I could flip 5-8 at once in PG and make a lot more then 100k.

Anyway. He did do a fantastic job and the house was truly amazing. HGTV quality. Very high end work.

@Russell Brazil ya great points. That crazy how much the ARV can swing. I just never thought of flipping at that high price point.

What do you mean 1.2m liquid? How much do you think was made on that deal?

So I spoke with someone flipping in DC and well

I couldn’t believe the profit margins as my jaw

Dropped. Am I missing something. I don’t

Know the exact numbers but here is what I

Was told

PP 835k

Rehab 315k

Sold 1.5M

6months

Isn’t that around 200k profit give or take?

🤯🤯🤯🤯 5 of those and I’m a millionaire.

@Jared Garrison great idea Jared. 3% sounds on Zillow sounds very reasonable. Love the flat rate option. Definitely going to try it on this flip
