@Jay Helms So far so good. In fact he recently started his own brokerage since he was in fact a real estate agent as well, he suggested that I get my license which would help me on future deals for many reasons. I am going to work under his brokerage which he has made incredibly flexible for me to do and his splits are great and his fees are low so it is a win-win he's going to teach me everything along the way. His staff and himself along with his resources that he has accrued over the years will be at my disposal. Overall I do believe it's going to be a great stepping stone and learning experience as well as friendship and partnership.

@Joseph Gambino Honestly I think a great approach would be to just sit down with these guys. You may need to gauge where they are at on this situation. Look, if they are incredibly sorry and embarrassed about the whole thing and willing to pay for damages, walk the extra mile to make things right and you feel good about that, give them another shot. BUT let them know there is no chances for this kind of offense and the money from the damages is not a security deposit. It needs to come additionally. If they do not have the integrity to make things right, they will not be good tenants and chances are problems may arise in the future. If this is the case, it's time to evict your tenants. Last note-Always talk to your lawyer.😊👌

@Joe Villeneuve Thank you for the sound advice. Listen first is an incredible idea. I do believe he may be looking for people join his real estate agency. That is one thing he mentioned. I will say we met in church so it was a strike up conversation. He never sought me out. I do not think he is selling me anything, but we will see. Thx again

Hello all. I am still new to REI. I I've jumped in headfirst and and looking for my first deal. I read books and I spend time on BiggerPockets constantly. I have met many people outside of Bigger Pockets that are potential relationships. One in particular, I have a meeting with this week. He's a potential Mentor for me. He owns successful real estate business where he buys and holds, fixes and flips, wholesales among other things he's also a real estate agent. As I take him to lunch this week what are some good questions that I should ask him? What are some things that I should say some strategies I should use?

@Matt Honeyford Hey Matt everyone has their strengths and weaknesses. The smartest thing you can do is to figure out yours. Sometimes it can be very time-consuming for us to do the things that we are not naturally good at. Take advantage of those strengths and have people help you in areas that you're weak. You did the right thing by posting on BiggerPockets there's so many great people that are willing to offer you a sound advice. Constantly networking is key. Tell everybody about your business and what you're doing. It's amazing who you will find when you just start talking about it all the time. Additionally they will start talking about you to other people. Offer value to people. And help people as you can. Also, strong marketing strategy and finding what works in your area is also a must. Keep your head up my friend it sounds like you're doing great.

@Junior Picanco Congratulations Junior that is awesome!!!! I'm glad to hear that you have had success out of state even as a new investor. I am looking for my first deal now. I live in the Nashville area and while there are deals here, they are harder for find and quite competitive in this market. I would love to pick your brain as well if we could PM kindly Randy

@Jeff Dulla Exactly flip current primary and use it as a rental. I would draw equity out of it with a HELOC if ideal. Going from it to another primary shouldn't be too difficult? I'm in FHA now I guess a refi would be eminent
