Just wondering if anyone has had any real success working with wholesalers, particularly in Central Texas? After analyzing several properties they've sent me, it seems like they suck out all the profit and then leave you with nothing but risk and very little profit. No wonder wholesalers are popping up like weeds everywhere, a lot of money in that game with no risk and very little capital investment. They're preying on the aggressive "newbie investors" who don't know what a good deal is if it kicked them in the a$$. I've heard they take a minimum of 20% out of every deal they pass along which is insane. I'm starting to believe that you really need to beat them at their own game in order to have any kind of success as an investor. Anyone with a different experience or opinion? Thanks!

I haven't flipped a home yet but am in the process of securing financing. Quick question though, what are the insurance requirements for a property that you buy that you're going to flip in 30-90 days? Do you use the same insurer that you have your primary residence with or are there others that cater to this industry? I'm in Texas, I'd love to hear from anyone with experience here. What is the best/cheapest option? Thanks!

I've lived in the Austin, TX area for over 25 years (came to Austin to attend UT from another part of TX) and although I'm not new to real estate investing/flipping, I'm new to doing it full-time. I've worked in the construction industry for most of my 20+ year career since graduating from UT Austin, in the Accounting/Finance division; I'm a CPA with an MBA. I'm now going to use my education, experience, and networking (residential and commercial contractors, ex co-workers, and friends) to help me rehab properties and flip them.

I'd like to meet, network, and work with with as many agents, investors, and wholesalers as possible to help me achieve my investment and financial goals. My plan is to start off doing rehabs/flips, progress to buy and hold properties in order to build long-term wealth, and then use my networking as a wholesaler. If anyone is familiar with the process of buying REO properties from banks and other lending institutions, particularly in this area, please message me! Thank you for reading my introduction, maybe we can work together some day?

Hi Courtney, I'm like you, "jumping back into the business." I too am in the Austin, TX area and did my 1st "flip" which turned into a rental property 10 years ago. I've been in the corporate world since then and just recently decided that I wasn't doing it anymore. I've always been interested in real estate and flipping homes but worked too many hours to make it a reality. Good luck and welcome, maybe I'll see you out on the trail. :)
