Post: Tennessee STR Grandfather Clause Law

It's always been my understanding that the grandfather clause would protect existing STR's. Our neighborhood almost received a NS (no short-term-rental) zoning overlay, but we were told by our council member that our property wouldn't be affected. However, I suppose anything could change?

However, the issue for us is that the property wouldn't be able to obtain a STR permit should ownership change. Not a huge deal now, but possibly if we choose to sell.

Sorry, not a clear answer, but it's what I know. Looking forward to hearing from others as well.

Owning an Airbnb or (short-term-rental) can be as “ passive “ as you can make it. It’ll take a lot of solid systems and people you trust. (Mostly your cleaning crew).

If you have a knack for customer service and really like dealing with people, and evaluate a property that you think works as a STR. Go for it!

However, do tons of research about STRs in your specific market. Local taxes, zoning requirements, etc.

I don’t think it’s the worst idea to rent while you get to know Nashville better. Have you considered looking for off-market deals by driving for dollars, etc?

Congrats on the purchase! Seems like you got a good turnkey deal : ) We love that area, and we love small multifamily. 

We have a triplex in Germantown. Thankfully we only had to renovate 1/3rd of it with one kid. We now have 2 kids less than 2 years apart, and I'll just say I'm soooo thankful for the grandparents help.

My wife and I own 2 triplex properties in Nashville. One is a Short-Term-Rental, the other we rent long term and live in one of the units.

We’re excited to add more small multi-families to our portfolio in the near future.

I round 48 to 50. Add 27 to make 77, the. Subtract back the 2 from rounding to make 75.

Date Range = Early December 2019 to Early Dec. 2020 (Average of 3 units at one address)

Bed/Bath = 2/1

Market = Nashville 37208

I don't have our conversion metrics from previous years...I'll have to do some digging.

Hey Jason!

I would agree that that fee seems high. We co-host 2 single family properties that are 3br/2ba they are around 1500-1700 sq foot.

Our cleaning fee to guests is $149 and $165 (slightly larger unit). Our cleaner charges $90 for one and $149 for the larger house. Also, our nightly rates are set as $200 minimum. The occupancy for these homes have been low around 35-40%. We've been trying to fine tune the rates as well as getting the owners to invest into more amenities to make their homes more competitive/desirable.

We own (3) 2 bed 1 bath apartments around 700 sq ft that perform way better. 75-90% occupancy. Our rates are obviously lower, but I feel like the larger homes are possibly more competitive right now.
