I'm closing on a townhouse soon and was a little off when estimating my closing costs. I had estimated 2500, and they are looking more in the range of 5100. Will closing costs differ from lender to lender?

Do you just ask if they have any equity in the house?

What does "subject to" mean? Would I just take over title and payments and let them rent from me?

If I would like to outright buy, I should work with short sale attorney?

I have been looking at properties that are in pre-foreclosure, who do I speak with about the property? Do I just contact the home owner and ask if they are willing to sell the property at what they owe to the lender?

Why is a cash offer better? Do the banks receive funds quicker?
