Lots of people have to go see their alderman or city councilor, so right across the street from his house is probably the best place to post bandit signs.

Apart from the contract issues, interference with advantageous business relationship is a tort.

It is if she didn't give proper notice. Or if she tried to throw him out before the lease term ended.

For the love of all that is holy, talk to a lawyer before taking the advice to just toss her out. Otherwise, you may not have to worry about managing the property any longer, and she may not have to worry about asking a landlord's permission for anything :).

It's all semantics. And a state-issued license. And a code of ethics. And an errors and omissions insurance policy.

In other words, it's not all semantics.

And to the OP, I honestly cannot conceive of why anyone looking for their first home would have any interest at all in dealing with them. Find a decent Realtor.

Not the word so much. But you shouldn't be selling the "passive income from your couch" crappola unless you have the experience to back it up. And if you had the experience to back it up, you wouldn't be selling.

Landlording can be hard work, even on the limited scale I do it. Obviously you can mitigate that somewhat by hiring people to help with the work. But anyone taking the approach you recommended is likely to find themselves much poorer for the experience.

Great question. Not one I have thought off in exactly these terms. But generally:

Toilet tank float/flap

Blinds

Cabinets not closing/staying closed

Paint

Now lets ask other experienced landlords, including those who utilize property managers, if their job description includes the word, "chillax."
