Thanksgiving for sharing your experiences. I have a similar situation but it only comes around when taking title in my LLC name. I can make the numbers work but only if my loan is a personal loan. Any thoughts?

Hey Chris I utilize the services of Tommy Chilcutt  for insurance on my investment homes.        Paula Mitchell for property management as far as contractor I would need a little more info. I am a licensed home inspector in this area.... I know who to use, but more important; I know who not to use but I'm not going to put them on here.

If your NOI is $1000 and purchase price was $85,000 that is not a bad cap rate. 7% if the market tanks, that 7% will be a dream for him. At the age you are if you can get 7% on every investment.... long term TAKE IT.

Those numbers may not work for older investors, but pretty solid. Good luck sir

I grew up in Arlington and my parents still live there. The rental rate Vs sq footage is off. Some areas of Arlington particularly east and east central are less desirable.
