That's one of the problems. The owner wants to do a for sale by owner without a RE.

 What are you trying to accomplish? If they want to sell it, then if they are truly a friend why not have them get an agent and sell it versus you trying to make a buck off your friend?

If they are selling it then there is no need for a syndication unless you want to buy it, but raising that type of money today is going to be very challegning.

Who knows Nathan, not so odd to me. Besides I have no problem making new friends or growing my network. Thanks for your opinion though.

Sir no there also. He's a good friend I've known for several years. As a wholesaler, I sold a Tri-plex apartment he and his wife had for sale. That's how I met him. Certainly not an AI-Bot.

No sir, I don't believe it's overpriced otherwise I wouldn't be trying to help him sell. That's the amount the property has been appraised at with two homes, waterfront, and a large metal building with a one-bedroom apartment. Raw land alone is selling at 100k per acre in his area. Also, I think the problem is because it's a ranch, cattle farm, and hay harvesting. Good investment but only to a specific type of investor interested in that type of investment.

Understood Mr. Bennett. I thought I had it sold a few years ago. I did all the paperwork and put the sale in order. But it turned out that the " Buyer" was trying to scam me and the owner. At this point, I feel obligated to help him sell after that ordeal. And I don't know what else to try because as I said in another post, most investors do not have 6.5 million to invest.
