So I got a second opinion.  The new AC repair man says the leak is actually inside and says he can see no signs of this vandalism.  It's still a costly repair in the grand scheme of things, but at least I have a little better piece of mind thinking somewhere someone is not deliberately tearing up my stuff. I guess maybe I am sometimes a little  too trusting of these "professionals" diagnostic skills.  Lesson learned.

Follow- up question for yall: Would it do any good to file a police report if I don't have a clue who it is causing the damage?

@Kiran K and @Tyler Ansell good advice.  I'm an accountant by day and definitely not a AC expert.  A second opinion would definitely not hurt.  I also could have misunderstood and/or got my terms mixed up.

I don't suspect the tenant because I had a different tenant the first time this happened.  So perhaps it is the former tenant coming back for their form of "revenge."  As a rational person, I just have a hard time understanding why someone would take time out of their lives to do such a thing. 

I appreciate the feedback, nonetheless.

Hi all!  My husband and I are part- time real estate investors.  We currently own/manage 3 properties, so I would consider us to still be pretty new to the process.  Recently, we have encountered some issues with vandalism at one of our properties.  Twice in the past 6 months, we have had someone (not the tenant) purposely damaging the AC unit.  Yesterday, after receiving a call from the tenant about the AC unit not cooling, I called my usually AC repair guy.  He determined that the coil within the unit had been so badly damaged with a screw driver, and could no longer hold Freon.  I replaced this coil less than 6 months ago.  Has anyone else had a similar problem?  What did you do?  Is there a way to make a property "vandal proof" or should I cut my losses and sell the property.  Thanks in advance for your feedback and help.
