Thanks Michael. I appreciate all this wonderful insight. You obviously seem ver experienced and i greatly appreciate you taking the time to lend me some of your time. I have been doing research and have found my way on here to ask questions and get real life people give me some real advice. I will definitely take all the tips you have given here and do more digging with it thank you. Maybe one day we can grab a coffee if you live in tampa.

Thanks man, what if im doing the BRRRR strategy and getting a hard money loan, i wouldnt get a pre approval till i get a property right? As far as the pre approval, i thought that was for a traditional buyer that would use to live in it?

 I bought it using traditional lending w/ 2.7% int before rates went up, its a 3 story brand new build cash flowing very well, plan on holding this one for a while.

I am a business owner and have a pretty good financial situation with great credit.

Hey Everyone,  I currently have one rental property in Houston, and want to get into flipping and holding into rentals or short term rentals. I am currently in Tampa, and was wondering what action items would you give to get my first property in the next 30-60 days?
