I'm new to the world of real estate investing, and I'm fascinated by the incredible journeys and experiences shared on this platform. I would love to hear about your very first real estate deal and how it all began for you.

- What was your first real estate venture? Was it a rental property, a fix-and-flip project, or something else?

- What motivated you to pursue that particular deal? Was it a desire for financial freedom, a passion for real estate, or an opportunity you couldn't resist?

- How quickly were you able to move on to your second and subsequent deals? Did you encounter any challenges or setbacks along the way?

    I'm particularly interested in hearing your stories, as they can serve as a source of inspiration and guidance for newcomers like me. Whether you closed your first deal recently or several years ago, your experiences hold tremendous value.

    3 - How to develop a REI Plan based on financial goals. This tells you "when" to invest.

    All three of them must work together as equals, as they each depend on the other two for their, and your, success.

    I am seeking your input on developing a contractor garage. I was recently introduced to this concept, and I am fascinated.

    For anyone with experience in this venture, I’d like to understand your end-to-end journey of breaking into this concept and building a viable business. Everything from:

    - Securing land.

    - Raising capital.

    - Financing.

    - Solo or joint venture.

    - Design.

    - GC.

    - Build out.

    - Etc.

    It’s still way to new of a technology to put any reliance behind it besides having fun with it or using it to tell you where to eat on a vacation or assist in writing a post

    @Chris Seveney - Great feedback. I was unaware that MS Dynamics had that enrichment capability. I am very aware of other products within the MS ecosystem, particularly the Power Platform, that are making some very unique and innovative AI bets.
