Yea its all about finding your niche Per Adrienne's comment and shooting for something that would be neutral in return for now but has the potential to increase over time. I am still building my portfolio out with a focus on Ashburn area.

@Michael Plaks -- thats what I was thinking as well. I am trying to figure out if it will help me in any way going through an accountant from a dollar perspective.

thanks @Brian Briscoe and @Adam Rasmussen. We have a simple W2 and single rental so that's what I was leaning towards as well, the Turbotax route, but wanted to make sure i am not missing something major here.

I did some quick googling and it looks like Turbotax and H&R Block software both support depreciation out of the box. Hopefully it won't be too challenging.

I bought my first rental property last year and started renting for the first time. I am trying to figure out whether to use a tax software like Turbotax or go with a tax accountant to do tax filling this year. Tax accountants seem to be fairly expensive so trying to figure out if it will provide me with that much extra return more than a software tool. I know it will be more convenient but not sure if the return will be any different. Any advice on what you guys do?

Thanks for the all the comments and feedback. Sounds like a good amount of people use Cozy so I will be going that route as well. and maybe using Stessa as well for financial management as there was a couple of good reviews on it. 

Thanks for the insights everyone, it seems like its not out of the ordinary then to be locked and not able to float down easily. I guess if the lock down removes the risk of the interest rate going up then it also doesn't let you leverage a declining interest rate. I will check around to see if I can get a quote from other lenders just to see how things are

I am less than two weeks out from closing -- maybe that's why they aren't letting me lower it cause they know they got the upperhand?

Has anyone had experience with changing the mortgage rate somehow right before closing?

The interest rate is currently going down but I am locked (it seems) at an interest rate that is higher. It seems like there isn't a way to lower the rate since I was locked in at a higher rate a couple of weeks ago.

Does anyone use Cozy.co to manage a property from a payment perspective or even maintenance?

Any recommendations on software to manage a property for payments, payment history, maintenance requests, etc?
