I have a similar property in Panama City. Three duplexes and a single family. Mine is a rehab project in which I am learning a ton! Things to help you out: 1. Set up a landlord agreement with your power company so that when the tenants move out, the power transfers into your name. This will ensure you have power to do repairs and maintenance. 2. Dont allow cats! I had a cat spray in a unit and you may as well consider the place nuclear waste. Its not worth the risk 3. Try and collect first and last months rent up front if possible. In apartment complexes, most tenants are not long term so the turnover rate is high. This will ensure you are covered if someone bails on you. It also makes it easier to get someone who is not following the rules to leave because their last month is paid for so they can save up for a down payment at their next place. 4. Check out the plumbing. If it is old cast iron, that stuff lasts about 50-60 years. My place is exactly 60 years old and I am having to replace all the plumbing, and by replace, i mean put something in the place of where the plumbing used to be (it is basically all rusted out). 5. Did i mention not to allow cats?!? Ramsey

Hello, My Name is Ramsey and I am new to BP forums however I have listened to the podcast for about a year now. I am active duty in the Navy and began investing once I moved to Panama City Fl, and could not find a place to rent, so I decided to buy. That was my clue to purchase rentals because they were renting very quickly and leaving very little time to shop around. I started two years ago and now own 12 rental units. Mostly 1br/1bath units with a couple 2br/1bath. Currently in the middle of a 7 unit complex rehab. I plan to move back to the West Coast (San Diego) for my next tour and would love to meet some local PC investors to partner with so I can continue investing in this area when I transfer. Also looking to connect with investors who can use my drive, attention to detail, and ability to handle logistics while working under pressure. I have hit a point in which I need to partner in order to scale. Nice to meet everyone! Ramsey

Zach, I have just created an account with BP and saw your post from way back. I am active duty as well and currently work over on the Navy Base in PCB. I would be glad to meet up with you and talk real estate. I currently own 11 units throughout PC and Saint Andrews and can show you how I have done so. I have purchased all my units within the past two years while being on active duty. Let me know if you want to get together. Hope all is well! Ramsey
