Makes sense. I've certainly never heard of a landlord doing anything like this...

@Will Fraser Sounds like it is a very bad situation for all involved.

@Carl Mathis That’s an interesting idea. There are clearly many tenants dealing with covid-related issues who legitimately need help. I agree, that help should be the responsibility of the government, not individual private citizens (ie, mom and pop landlords).

First a disclaimer - This is not something I endorse, recommend or would ever do.

But, If true, this is unbelievable...amazing to see what some people may be capable of when pushed to the edge.

@Christopher B. Thanks for this information. Sounds like the loan you got may not be a conventional loan. Would you mind sharing the interest rate and when you closed the loan?

@Dan Heuschele You are correct that I do not plan to owner occupy this property which is another reason that a Junior adu is probably not the best option for this situation. Thanks

@Christopher B. Good to know this is possible. When you converted the property was the CoO issued as a "triplex" or a "duplex plus ADU"? Conventional loan underwriting guidelines are the same across all lenders (dictated to them by fannie mae). If your converted property was a "duplex plus adu", Do you know how one lender was able to "get around" the guidelines to get you a conventional loan?
