Good Afternoon, first what amount are you looking for? Because if after 14 lenders, may be you need advice explaining the numbers.

@Kyle Coleman thanks so much. I go to apply that. Do you know some lender that you recommend?

@Jon Reed thanks. I go check it.

@Salvatore Lentini thanks. Just that are the price range in this area.

Here I go, now I have $45,000 available to buy a single house in the Pennsylvania area where I live. The problem is just only 45 just I can buy a single house. And for 55k to 60K I can buy a duplex in my area, each one I can rent it for $800 to $900 each door, for $1,600 to $1,800 monthly and they pay for all utilities. Some advice of exactly what to do for made a better investment decision. They are to many people coming to the area, because many warehouses paying good rate, and now is the right time to invest for rent or flip on the future. Thank for all the support.

@Andrew Postell thank you for your advice.

@Kerry Baird thanks so much for your advice.

Good Afternoon Everybody. Here I go. I ready buy the first house for me and take a HELOC for pay all my debts. Now I have another 35k and in the area where I live I can buy houses from 30k to 45k and the rent is 750 month to 950 month. But the 35k that I take from a personal loan is 21.24% APR and I want to check how I can go to another bank with that money and try to negotiate a better interest and pay off that one. The house that I go to buy is for my mom, no for business or for rent. Just for give back a little of what she give to me In my life. Thanks for your help.
