@Yiming Li - if you take over the lease, you should only pay for consumption. I charge my tenants about $20 extra a month for that convinience and they are still paying a lot less than what they would be paying with the electric company. WIN-WIN!!! Hope that helps.
@Jim Piper NOT AN EXPERT, BUT...I heard not too long ago on the Podcast that you need to sell duplex and more like a business not a home. Because that is exactly what it is.
@Ben Leybovich Amazing! Congratulations. That is one of my goals 150-200 unit. I have a lot to learn. Currently active military, so try to get debt paid for and put together $25k or so to get my first multi family or 2 singles here in AZ BEFORE I have to move again. Again, great work and a great example for the rest of us. Thank you for sharing your experience.
@Justin Wroblewski I only have one unit so far, but my tenants are OK with going to the local bank and Depositing the rent. I have also used Zelle.
