Adrian Orgill I've been buying in the tax auction specifically for a few years now. Some people buy and don't rehab. I've sold some wholesale without rehab, but I usually rehab them. Refinish the floors, update the hvac, plumbing & electrical, add ceramic/mosaic tile in the kitchen and baths. Many of the local investors I know don't do any of that. It depends on the particular investor, their price points and goals as you know, but last summer for example I made about 400% return on 3 properties. It took some blood, sweat, and a few tears but it's definitely doable. If I can be of any help, let me know.

Raina B. You haven't quite missed your window, but it's closing. I was surprised to grab a few with decent to high upside (~15-30k total investment and 30-85k after repair value) in last year's tax auction. I had to comb through a lot and cross my fingers and pass up on some deals, but they are there. Feel free to inbox me if I can be of any help.

The selection of loan products is certainly intriguing. Has anyone done any business with them outside of a fix and flip? What were the terms like?

As an investor here in Detroit I have to disagree re appreciation as well. I bought several properties worth 2-5 times what I paid for them. And there are still deals to be had. Might take some searching or rehabbing to realize it, but prices have gone up substantially since this post was written.
