Thank you everyone for your support and care with regards to the question I asked. Mr. Stephenson, I greatly appreciate that you took the time to write back to me and to answer the question for where I would be interested in Colorado, I want to say mainly around Cherry Creek Area because I want to make this a rental property and am assuming that the rents in this wealthy area can be stretched out to its fullest potential for the first investment so that I can pay off the loan faster. 

As far as house hacking, I must say just heard the phrase from Mr. Stephenson and Ms. Wang just now. So, I believe this would explain how much I know about it. :D

But I will definitely look into it and try to learn more about house hacking. Also Ms. Wang and Mr. Aleman, I appreciate the idea of speaking with a lender. I agree with both of you sir and madam and do believe that you're guys are right about me needing to speak with a lender because at the moment, I have no idea what I even qualify for. But just a quick follow up question if I may ask please:

Let's say I am trying to get a loan with my.... heh $5,000 down payment if you were in my situation, what kind of lending options would you consider? like would you consider hard money lenders for example? Also what percentage of interest would you hope for? Lastly, may I ask what kinds of questions would you ask the lender?

Sorry for the lengthy series of questions I asked. But any help on these questions would be greatly appreciated.

 Thank you for your answer. So, this answer tells me that its not Impossible for the tenant to extract product from the leased land. It's just that it depends on the contract clauses. 

I will add this to my notes.

Also with regards to the tree cutting, I think the tree is a real property because it doesn't require a cultivation and therefore, its a fruit of nature as they say.

Post: Meaning of Appurtenance

I am just starting out to learn Real Estate and get my license. I was reading some books and I came across a legal term called: "Appurtenance." The meaning of is when a right in a land is inherent to the person as the natural consequences of property ownership. Therefore, whomever leases your land for example, don't own it but have license to do something on it.

Now, here is my question: What if my land has Oil in it. Can the tenant drill or use the natural resources of the land or build upon the land? In general what rights does the tenant have on the land?

Please note: I do not own a land (I wish I did) But I don't. This question is just for learning experience.

 Thank you Patrick. It was very nice of you to respond to my post. But I was just curious if you could please help me with another question as well. If I am just starting and don't have a lot of cash on hand, where would you suggest me to start from. I mean not to be pathetic and I am just being plainly honest. I do have a job but it doesn't pay well. I am in the process of getting another job and just haven't been lucky very much. Also, I only have 6500 dollars on hand. So, yeah I am pretty much in bad shape. But I wonder if there's any chance or anyway I can get into real-estate? Because my ultimate goal is rental properties.

Yes I do but I am not making much. It's only $1600 a month. I know I am totally out of options here but I am actively looking for another/second job and I have computer skills that could help me to do side jobs but unfortunately, I haven't had many lucks. I have been on sites like upwork.com, freelancers.com, fivvers.com just so that I could set aside a little cash to give me a jump start for real estate. But again unfortunately no very lucky so far.

Hello ladies and gentlemen. I know the title of this post may sound very vague and unprofessional. And I am not a free rider. But I rather be honest and tell you the truth about my situation than waste your time.

I am actively learning about real-estate and real-estate investing. But I have one major obstacle which prevents me from starting my real-estate adventure. MONEY. I have zero cash and I am also in debt with student loans.

I live in Denver, Colorado and unfortunately the real estate prices has gone up and tripled over the last year, here due to other reasons. 

Is there any suggestions as far as where do I start or what resources might be useful to me? I would greatly appreciate your input on this as I am almost getting disappointed and giving up. I have done my studies in real estate but I feel like without the money, I can't really do anything. Thanks.

Hello ladies and gentlemen, I have a question which I would highly appreciate your input on.

I was just curious if you could please share your wisdom about how to find properties for fix & flip. I mean how do you determine which property would resell quicker to avoid long term risks?


Having this said, I understand there are no guarantees in life but:

  • Is there any tips and tricks to make sure your investment is fruitful? 
  • Added, how do you assess the property as far as how much you might need to invest to renovate/fix?

hello guys, my name is Ramin and I am a student. I don’t have a lot of money to invest in real estate but I have learned about this company called Fundrise.com where I can start investing as little as $500. Then I can start my way up from there. I was just curious if anyone has worked with them before and if you have worked with them before, what is your input on this company? Would you please share your experience?
