Thank you Jeff.

Let me clarify something. I am not planning to act as a Real Estate agent with no license. I am going to involve a certified realtor to help me put the properties on the market, find a buyer and close the deal.

First I need to put the properties under contract with the seller. Then I will have the realtor start finding a buyer. My question here is, if the seller does not live in the US how can we go by issuing those contracts for the properties. Should I simply get a lawyer to draft a contract and send them a copy to sign? And later on, in order for me to work with a realtor should I have the seller give me a power of attorney so I can deal with the realtor directly?

@Jeff Keller Thank you Jeff. 

So if I am not a realtor and just a real estate investor that works with realtors, how do I make my money on properties that I find and sell? It was my understanding that a Real Estate Investor that wishes to do wholesale/Buy fix & flip can find a distressed property that will sell for less, put it on contract with the seller, find a motivated buyer who will buy it for a little bit more and the difference between both is the real estate investor's commission.

Yes 2. And they are both on foreclosure. Got delinquencies. Need to act fast and start paying those taxes before the county takes possession of them.

Hi,

I have a seller/friend that lives overseas and they own properties in Ohio, Michigan and NY. The seller wishes to give me authority as a real estate investment LLC based In Virginia to sell their properties for them.

What do the seller need to do knowing that they do not reside in the US? What type of contract or agreement is needed for me to act legally on behalf of the seller.

As a Real Estate Investment company, I want to put those properties on contracts with the seller and find buyers for them. Probably I should be working with a realtors where the properties are located to help me find buyers and facilitate the process.
