I have used Jeff Hansen for Painting and Clay Blaschke for other misc items (siding replacement, etc).   I would highly recommend both.  I don't know that they are online but contact me if you are interested and I can get you their phone numbers.  Good luck and congrats on your investment!  I'd be curious to see how you do in that.   My wife and I entertained a duplex as well but ended up doing the 3/2 route.

@Anastacio Quinto.  I think you are on the right track as far as location goes. Anywhere in this area is a great investment.  This corridor has just been constantly growing.  I would include San Marcos in your search as well.  It is a college town so there is that demand as well.  I really don't have much valuable advice as far as details... I'm kind of still feeling the market out myself.  However, based on my observations I would certainly say that any of the areas mentioned make for solid investments.  Good luck!

@Matthew Carducci.  That sounds like a sound plan.  We used property professionals (www.propertynb.com).  There's a formula they base their charge on (which is eluding me right now) but it's like $300 plus % of monthly rent.  In total I believe the fee calculated to about 75% of a month's rent - I believe.  For us it was worth it because we are new and didn't want to risk anything on getting good tenants.  I also didn't want to run any risks on anyone claiming discrimination or anything like that - since people are lawsuit happy.  So we just let them run the credit checks, background check etc.  It worked out for us but it is pricey.  However, I must say they have done a great job in the timely vetting of clients for us both time we used them.  We are managing the rental now.  We just use them to market and identify quality tenants.

Hello!  I just wanted to introduce myself.  My name is David Ramirez and I have been just loving the BP podcasts so I decided to join the forum.  My wife and I have purchased one rental and we are currently in the market for at least one more.  I have lived in New Braunfels for some 20 years now and I have watched it just explode.  I work as a CPA in San Antonio for an oil company so I travel in everyday but I don't mind it because I really love this town.  I am free to offer whatever help I can but I am really learning a lot myself right now.  I know that i have a lot to learn.  I hope to network with this wonderful online community in the near future so feel free to reach out to me if there is anything I can offer.  Thanks for your time.  -David

@Matthew Carducci... congrats on your recent investment.  Best of luck on getting that closed and on the market!  Just curious... do you use a property management company to market that?  We did on ours but I was just wondering what others do.

Hello Nicholas... I am a fellow New Braunfels investor.  I'm about where you are... my wife and I have one rental property here and are currently looking for another opportunity.  I'm new to this forum and I am by no means an expert in the field but I just wanted to introduce myself and network as well.  I am a CPA but very much a newbie in this business so I have much to learn.  Appreciate you reaching out though.  It's always good to have contacts.  Feel free to keep in touch.   -David
