I see your bio says you bought one in Indy? What area?

Hey Y'all,

I recently had a single family burn down in St Louis.

It's a 3/1 originally purchased for 100k and 110p square feet. It's insured for 100k and it's sounding like it'll be totaled. I havent seen pictures, but the entire inside is gutted and burnt, and it's smelling like I'll be getting the 100k and still pending the rent moneys for 1 year.

I'm looking for insight on current rebuild costs in the St Louis area, especially since costs seem to be skyrocketing. Anyone have any recent experience doing any new or rebuilds? What types of price per sq ft do you see in that area?

I appreciate any insight! Also, if you have any contractor recommendations or you are a contractor, let me know!

I'm another investor from California! I work as a paramedic in the bay area and have been investing in single family real estate for the last 4 years. My wife and I own 10 single family assets mostly in Missouri. @Tara Wright yeah, it appears the mortuary has ample parking along with the SFR I am looking at. I'll see if I can dig a bit more about the traffic in the area. Thanks for the feedback!

What do you all think about an SFR with good numbers for my situation but is next door to a mortuary? I personally wouldn't care as a renter, but that's me. However, in this case, I'm not the renter but the potential owner landlord. Anyone have any experience with a similar situation? All thoughts are welcome. Thanks!

Hey all! What interest rates should I expect for a 30 year fixed loan in the Indianapolis area on a 75 to 100k home and 20 - 25% down?
