 The way this property is currently being rented is by the room to college students and based on the owners notes, he is paying for "lawn/pest control/insurance/utilities/cable-internet", a management company might might handle the lawn/pest control, but I left the expenses in because I have a feeling paying for utilities and cable is part of the lease the owner has with the tenants, and I would pick up insurance myself as well. I thought it would be best to keep the owners current expenses as part of the analysis so not to run into any surprises.

 I have been looking up management companies in the area, but don't have a particular company in mind. I have been focusing mostly on trying to find a good property with positive cash flow. Most of the properties I have been finding the monthly mortgage  bill just eats the cash flow.

Yeah the numbers were not getting me excited at all. Unfortunately I am stuck in Boston for another year and I am  looking to invest in Florida so I can't manage the properties myself. But I am still looking, want to have a property or two before I move down next year. 

I ran the numbers on this mobile home park but I am not sure an investor would find it attractive. 100k down for only 700 a month cash flow on a 50/50 split.
