@Tim Herman Hey Tim thanks for the info. My rentals are all student housing. I've actually never had a vacancy so I budget 0%. Good points on the flooring and CapEx especially since I dropped $15k on flooring this year for one of my houses. I'm hope this duplex which is 100% hardwood would last longer if I treat them but that being said I'll use 10%.

Love Greenville!  I’d say start small get your feet wet before jumping into multi family. My assumption obviously is that multi family means more money.  Good luck!

From what I’ve read people are having good success in the Greenville area. My daughter lives there and the area with the manufacturing base is growing quickly. I invest in Columbia around the college. Good luck!
