@John Thedford I understand. But wouldn’t that just be a part of the business? Many homebuyers will look at a home and back out at the last minute as well. As long as I’m honest up front it’s just part of the business.

@John Thedford still new to this. Can you explain what makes it legal verses what would make someone a law skirter? And what impact does it have on the buyer besides the assignment fee?

@John Thedford @Nate Marshall in my state assigning a contract is legal as long as the seller is aware. Seems like both of you are not wholesale fans...

Hi BP,


I'm a newbie investor. Looking to buy and hold, but I plan on wholesaling to raise capital. I have my first call with a seller tomorrow. What should I ask? Do I immediately disclose I'm a wholesaler? how should I approach the conversation? (FYI: I got the property address while driving for dollars, skip traced, called and left a message, got a text back to call and talk tomorrow)
