Depending on how your HOA is set up. I have had that happen to me in my situation the owner of the unit (wall to wall) is responsible. They should notice a leak quick anyway. The HOA should be responsible for common pipes and damage if not fixed quick enough.

Hello BP!

Any Tips on running a Facebook Ad? I started running a ad the past 4 days. I know magic doesn't happen overnight. Here are the stats

43 Link clicks  

Buying Type Auction 

Campaign objective lead generation 

This is my first ad on facebook and didn't find much information. This ad is for motivated sellers. I only ask 4 questions for the lead.

I would look and see what's around you. You might not get fully booked but it's depending on pricing. Laundry I dont think it a big deal. You can always add a hotplate if they want a stove top.

Hello! Question for you all. I have a potential deal. Single family home off market seller wants. 271k house is in almost perfect condition. Some flooring need to be fixed 1k tops. ARV is 315k. Should I still try to wholesale it? Owner doesn't want to hold the note.

Before I start working with a real estate agent I let him know I am an investor. I make sure he is OK with sometimes offering a lowball offer. The next couple months I’m going to amplify the amount offers I put out which will be way below the 20% mark just because of where we stand. If a Realtor doesn’t like it there’s a lot of them out there. You could find one that will put in the offers for you. Why would it matter if you keep buying houses off the same person.

Hey BP!

I have a tenant that wants me to issue a 3 day notice so she can get assistance from 211. I’m in Florida I know evictions are suspended. Can I still issue the 3 day ? Has anyone dealt with 211 ? I know both the husband and wife are still working as they are a electrician and CNA. They originally asked if we were waving the rent because “homeowners get 90 days for free.” I did waive the late fees just to help out but nothing more.

I like it. I was thinking that way for a central AC that doesn't work. Just put in some wall units.
