I have to say thank you for you response it is appreciated.

When I was investing in Irvington, New Jersey, I was able to speak to quite a few good contractors. Some even helped out on a few renovation projects that I had. I am here looking in the Connecticut market, hoping to get the lay of the land, but I must say I’m an investor and if I take a contractor to every job that I was looking at that will burn them out, that is the only reason why I’m trying to get the average price per square foot. please 1000 square-foot is 1000 square-foot no matter what the only thing that changes the material I understand the scope of work needs to be looked at so I do understand that number may change  I’m just trying to get a pretty good idea of what Contractor charge in the Connecticut area now

Good morning All

I’m a new investor  Connecticut area. I’m looking at the New Haven market and Waterbury market I would like to have a conversation with a few contractors 

I also would like to know what is the average price per square foot in these areas when it comes to renovation just general number not looking for precise numbers I understand there’s a lot that goes into being more precise like knowing the scope of work

A few months back I purchased my first multi family property as I was told throughout my reading and research you should always put money aside for incidental fees such as minor repairs around the property and big ticket items roofs windows floors boilers etc.

My question is I have a home warranty program that covers boilers hot water tanks electrical refrigerators microwave washing machine plumbing etc. do I still need to put money aside for repairs? even though I have a home warranty?

Has anyone heard about the new rules or should I say guidelines that Fannie Mae and Freddie Mac have now put in place for 2020 if so could someone please explain how does these new guidelines affect first time homebuyers
