Very very true Antonio Coleman ! I've done those before but wanted to go for a more professional look. But from a sellers perspective they may feel more comfortable with calling the hand written signs.

I'm not really sure about that but I do know you can find some through the MLS if you have access to it. If not you can go to your local RE meeting. Personally I've found a lot of cash buyers through Bigger Pockets so start connecting with people in your area! -Ralph
