I do not send reminder text or emails that rent is late. I do text and email along with notice that I'll be entering a property or be over to make a repair. But I do not need to remind anyone that their rent is late. after the grace period pay or quit notice is issued. Delaying the proccess is only going to cost you in the end.

did u try going to city hall and copying down the names and starting your mailer from there?

OH YEAH,  what is the best way to pay these independent guys? Ive been using cash but we all know money looses face. Plus haven't been getting receipts and loosing track.  I prefer debit card,  but not everyone accepts that. Same for a personal check.  Those type of transactions show from my business account,  

What do you guys recommend?

It's way too much reading in this post for me. So I'm going to post my input short and sweet as possible. 

1. U have a place to rent,  ppl want/need a place to live.  The last thing their worried about is your age. Not saying they won't try u on how nice or what you'll take. 

2. If you hold open houses you'll create a buzz to get more people to fill the app out on the spot.  I would do showings,  then paperwork.  Ppl want to look, not commit until they're ready.  If you send a questionare b4 viewing it's a turn off.

3. Use Craigslist and zillow for rental comps.

4. I wouldn't show the place until it's rent ready with your stuff out.

So when dealing with potentially new handymen. Do you ask this question over the phone before ever meeting face to face? Is there anything I should do to confirm the name or any other information is true before accepting the w-9?

Didn't get to replace it yet. Will do so asap. Tenant doesn't bother me much so i give them their space as well. Will do so later this week.
