Post: Recourse for improper disclosure??

I had the same situation evicting one of the tenants in MA. They brought a letter saying the security deposit was made (which wasn't disclosed to us). The tenant had not paid us for months. The judge would have favored them. We just settled to get them out.

@Nicio Evertz First off, (and you may have heard this multiple times) get as much education you can get on Apartment syndication. Joe Fairless's book is very good. To get experience, seek out a partner and see how you can add value. The are many ways to do that including 1) Find a deal, analyze it and bring it to a sponsor 2) If you have the net worth and liquidity then offer to be KP or loan guarantor 3) Help raise capital for the deal. Any of these would allow you to be a GP on the deal eventually adding to your resume as a future syndicator. Best, Raj

Depending on the size and stabilization levels of the property, you may have options for Fannie Mae / Freddie Mac loans.

Hello Apartment Syndicators - How are you explaining the implications of the recent tax reforms to your investors in syndicates? I know the very typical answer is "Consult with your CPA on any tax related issues" but some of my investors are looking to get better educated on this subject before reaching out to their CPAs. Are there resources, links or presentations that you know of or have used recently to explain this ? Thanks.

Hello fellow Note Investors - Looking for a JV partner whose expertise is in NPN seconds and willing to guide as we work through a small pool that they have/can acquire through their network of institutional sellers. Can some refer to or share a property management selection criteria/checklist for a MF (10 -30 units). I've heard fees ranging from 4% to 10%. Any guidance on how much is appropriate and why that spread ? Thanks

I am looking at a MF which has some tenants with pit bulls as service dogs. Would that be an issue with getting insurance ?
