Thank you; a few follow up questions:

@Stephanie Walker, can you please explain what is meant by debt service coverage ratio" of 1x-1.25x? How is it calculated?

@Jay Hurst, the LO I talked with is using my tax returns, and even though they are cash flowing is somehow using a small loss calculation for my DI ratio. Just to confirm what you mentioned, the calculation should be (.75 x rental income) / (  mortgage  + insurance+  taxes)?

@Erik Estrada, is FHA loan different than what is offered by banks? How do you qualify for it?

I am a new rental property owner. My primary and my current rental properties are causing my DI ratio to be more than 45%, so I am not able to qualify for additional mortgages from some conventional banks to buy more properties.

Are there any types of mortgages available that don’t consider DI ratios? If so, what criteria do they use?

Can a property with a conventional mortgage loan be moved to a LLC?
