Post: CSC Laundry Contract

Hello,

I've been using CSC the last few years to have laundry machines on my property. I recently received a letter stating that due to our property not performing up to standards, they will automatically be reducing our collections % down from 58% to 50%. Is this legal? Can they do this? I don't see much in the contract about amending the terms. Thanks.

Hi @Richie Thompson I do indeed! Have a handful of dryers left. Unfortunately no washers. Let me know if you'd like! Selling cheap as its the last bunch.

Have an apartment complex up for renewal and wondering how HUD financing works? Heard many things on it but can't seem to find any concrete information, other than rates supposedly being really good. Any insight is appreciated. Thanks!

Hello BP community, Had a large fire at my complex and dealing with insurance for the first time. Getting lots of advice and input, but still a searching for the right answers. To start off, I need advice on: 1) Public Adjusters. They’re asking for 10% of the claim and claim (no pun intended) that they will rightfully get your claim estimate to be right vs the insurance company, somewhere in the ballpark of 20-30% more. So, are they worth it? Do they really make that big of a difference in the claim estimate? Does the insurance estimate usually and actually come in unfairly low like they claim? Have some follow up questions too but looking for this initial advice to start off with.

For the part-timer, do you have him come as every work-order, job, or issues comes up or try to stockpile them into one or two days a week? I'm really more concerned as how to figure out the logistics of it without having him run over for every small little thing at all hours of the day. Thanks. 

For those who manage a large apartment complex and rely primarily on contractors, how do you manage tenant work orders (faucet leaking, door is loose, etc.) without dedicated employees? Do you have a handyman come once or twice a week and handle a bunch, or come out for every work order, or have a set contract? Trying to figure out how to handle it. Thanks in advance.
