@James Wise, that' my confusion too, is it worth the cost/effort. Once side, Attorneys and suits take time/effort but on the other hand, we have to fight for the unfair/unjust treatment, so they don't abuse others. I m guessing this is not the first time this builder treating buyers this way and we might have others. Until we have tort reform, I guess we have to live with the cost the comes with suits, unless we use contingencies.
@Jai Reddy I will check with an attorney to review the contract, but open to other options others might recommend.

I used a turnkey provider to buy 'build to rent' multi-family house. We signed a purchase agreement with builder in Feb 2021. This summer, builder came back and said they need to increase the price by 10% due to increased expenses. with all the news around lumber prices, I sympathized with the buyer and agreed to pay the additional amount. Last month, one of the builder representatives mentioned that there has been a miscommunication on their end, they made an error, sold the property to someone else and would like to terminate my contract.
I have been eagerly waiting on this property to close and missed on other opportunities. This will be my first property in this MSA, wanted to test waters before expanding. The appreciation in the market has been crazy, one of the top 5 appreciating markets in US. I sincerely doubt, I will get any property at the revised price (initial contract + 10% additional)
Builder is non-responsive to my phone calls now. What are my options?

I m working on an off market deal with a property mgr, who I used in the past
Deal details: SFR in Harrisburg Opportunity zone, $47K with $750 in rent. Prop.mgr mentioned he doesn't know of any major issues with the house and the tenant ( currently on month to month) have been in the property for couple of years and not late on rent. I m planning to keep the same tenant and sign a lease.
Seller wants cash only and close asap. Checked couple of home inspectors from online and they seem to be backed up with appointments, guess the market is hotter than I thought. Any recommendations on home inspectors you used in the past?
