Hi All, just starting out and trying to do some legwork up front so I’m approaching investing properly.

I could have used an online calculator to start analyzing properties but thought it better to create a spreadsheet so I understand every number that is going in and coming out. 

Including a screenshot of my sheet here and would appreciate any feedback on what I may be missing or could do differently.

Hi all, I’ve been signed up for awhile but recently started browsing the forum regularly and came across this post when I searched for Richmond. I’d love to know when the next happy hour will be.

I am an attorney and live in the Richmond suburbs. I am looking to start investing so it would be great to connect with experienced investors (and others too!).

Hi there thanks for the reply. W-2 attorney and wife is the same. Understood on your points - looks like I need to get prequalified and look for some properties with a solid number in mind of what I can afford.

I’m interested in getting into RE investing. I understand that the best way for a beginner is to start with a duplex (or similar), but we just purchased a home for ourselves and of course have a mortgage; will I be able to get a mortgage on the investment property? Any tips?

I am going to start looking for properties but would appreciate any tips. Browsing the site and Reddit RE investing too, but wanted to ask the question myself.

I want to take the plunge but have mental/knowledge blocks and once I can get some answers from folks who have done it, I know it’ll happen.

For context I’m an attorney and have worked mostly with Real Estate PE clients so the field and lingo is not foreign to me but doing it myself is very different.
