Hello Kimberly,

I would allow them to pay in installments, but they need to be responsible for the charges to fix the issues. You can offer to pay part of it if you feel like it. As far as issues go, since you have been with these folks for sometime and these have been repeat problems, don't extend the lease going forward. 

Also let them know that you are going to increase the inspection frequency and will be there in 24 hr notice, and if you see something that is not kept up, or needs repair then they are not only paying for the repairs but you will consider evicting them, since you have given them enough chances.. Explain this to them in a professional/kind manner. Hope this helps.

Thanks for the response, but thats what we have and there are no issues with the soaker hoes as such just the timer needs to be changed quite frequently and I was wondering if there was a more durable brand out there.

Anyways, we have purchased another and would be fixing it up soon.

Wanted to close this thread with a good note that we were able to close the property and negotiated with the seller to pay towards the damages. The HOA fees was not sellers responsibility to being with. As I have explained in my responses earlier, this was a fee that was supposed to be paid by the buyer, unfortunately wasn't showing up in the HUD1 until the 25th hour, which was ridiculous. As far as taxes are concerned Seller had already agreed to pay us prorated cost as per 2014 taxes, but we know that the taxes for 2015 are going to be definitely higher and have an amendment in the HUD to have them reimburse the amount once the taxes for 2015 comes up which is sometime in Nov 2015..

My wife is signing the papers as we I write.

Hello Jay,

Thanks for the insight, however the disclosure was a legit state approved document, however the issue is that the seller just conveniently  "Omitted" damages that should have been disclosed appropriately.

Update - Just saw the pics the holes are scattered all over the walls. Thats why its $350. I think it can be done for 200, but again.. I am no handy man :)
